Minutes from Framingham and West Natick commuter rails, Natick mall, Route 9 and Mass Pike. Closing date of June 30 or before. Pm or e-mail for price.

I have a realtor putting together comparables, but my (clueless) guess it that it will end up somewhere in the neighborhood of $425k to $435k? I dunno. I haven't really kept track of the housing market in this area for a while. What do think Marvin? You've seen the house and the area. Maybe I should have you auction it for me!

Let your Realtor do the comps but I think your in the ball park.

Its a nice house in great condition and a nice family neighborhood.

Are you selling it through a Realtor or is it a FSBO?

FSBO for now, but it will quickly turn to realtor listing since I need to sell this house quickly. My sister-in-law is a realtor so she is doing the comps for me. I'll split the typical 5% broker fees with the buyer if I can avoid using a realtor.

Jim, put a sign up out front ASAP. We sold both our houses ourselves. My wife's condo never made it very far. 1st person to look at it bought it.
Saved about $20k in realtor fees :eek:

Lot size is 8,775 sq ft, but I would say a little less than half of that is the front yard which is on an unusable slope.

Okay, I got the comps from the realtor. I ended up using GMAC Carlson. I didn't trust my sister-in-law, heheh :). If I list with Carlson, it will be for $429k with 5% broker fees. I made an error in the previous post where I said I would take 5% off of the comps. I meant to split the broker fees between me and the buyer. So FSBO for $418k. If you want the stainless steel GE fridge and Kemore Elite washer/dryer (both less than two years old) I can include it in the price of the house for another $2k to $3k so that you can finance it with the mortgage. This price is good until the end of the week. I'll be listing with the realtor next week. I really need to close on this house quickly.

I gave the realtor that originally sold me the house one weekend to sell it. After that I was going to list it myself. Honestly I never thought she could do it at the price she set it at, but damn if I didn't get pretty much a full price offer within eight hours of putting it on the market. This housing market is scary and waaay overpriced. But then again buildable lots are disappearing quickly so maybe the buyer will have the last laugh when I try to purchase an equivalent house when I come back from Japan in two years.
