Hmm it just hit me.. one-eye, tstone...why are the best builders in the BRS also the best banjo players?? coincidence?
 
Just got our 1st (and only) estimate from a plumber (we had 4 come thru that were supposed to give us an estimate), $10k excluding materials.
Looks like I'm soldering & PVC'ing this weekend

OK, correction, this was the plumber that stopped in 4 weeks ago. So I'm still holding out "hope" that the last guy we saw will be a little more "down to earth"

The only thing about One Eye is no matter if hes cutting a tune or cutting a board he can only go in one direction. :)
 
The bottom of footing needs to be a minimum of 4?-0? below the finished grade. Dave if you are building in Massachusetts and have a building permit you can?t do your own plumbing. It must be done by a licensed plumber that must also pull a separate permit.
 
Of course, I wouldn't think of doing any plumbing myself :rolleyes:

Of course we all do plumbing, but will that cause trouble on a big inspected job like yours? What's the consequence of getting caught? Do they make you rip it out, or do they just sick the plumbers union goons on you?
 
A lot of the work I need done is in the basement, moving existing pipe, whole house filter, replace outside faucets w/winter 12" long versions. So it's not even part of the permit
 
Actually one of the plumbers even told me to do it all myself, then pay $$$ for a plumber to sign off that he did the work!!

This will work. As I said if you pulled a permit then the building department knows the extent of work that you are doing. If plumbing is involved and the building department is up to speed in what they should do (Some haven?t a clue) then they will require a plumber pull a permit and sign off in the end. If no plumbing is shown on the original permit drawings then what they don?t know won?t hurt them.

Looks good so far. Are your cement walls 18" above ground level?
We heard back from the last plumber we saw....$1300 to do the work in the basement, all materials included. Then he will qoute out the 2nd floor.
Sounds better then $10k!!
 
Depends if your measuring the inside or outside and on what side.. Probally not 18" on the right but on the left more.. On the inside a couple feet.. There was a 5-1/2' difference in grade between the 2 sides so one side is cut down alot and the other side is filled up alot. For reference those are 6x6 posts on the sides and 6x8 on the ends
 
Looks sweet Jeff. I love post and beam. The site looks nice and clean also. So many times the guys leave at the end of the day and there is debis all over the place. It shows they care.

Very nice.
 
yes they kept it neat and that little pile in the middle is all they had for scrap from today!
 
ah, the big beams make the cement wall look smaller
Are the squared off areas for windows?
 
hehe yea the concrete is actually 10" thick , spec was only 8". And those beams are even bigger then normal cause they are not finished, rough sawn. 4 windows on 1 side, 3 and a door on the other
